Yes! We provide a rental contract to all our tenants to ensure transparency and protect the interests of both parties.The contract outlines the rental terms, payment arrangements, house rules, and other important agreements. We encourage all tenants to read and understand the contract before signing.
Our rental policy follows a first pay, first to rent basis. We do not hold or reserve units without payment. The unit will be secured only once the required move-in payment has been settled.For more details, please click here.
For the comfort, safety, and suitability of all our residents, our rental apartment is intended for adult occupants only, and we are unable to accommodate children/kids.We kindly ask that guests and applicants take this policy into consideration before scheduling a viewing or making a reservation. Thank you so much for your understanding and cooperation. We truly appreciate your respect for our house rules and look forward to welcoming our approved residents.
As much as we love animals and our beloved fur babies, pets are not allowed inside our rental units.This policy helps us maintain a clean, peaceful, and comfortable living environment for everyone. We understand that some tenants may have allergies, sensitivities, or concerns about noise, so we kindly ask for everyone's cooperation in following this house rule.We truly appreciate your understanding and respect for our pet policy. We appreciate your interest in renting with us. However, to ensure fairness to all interested tenants, the full ₱12,000 move-in payment is required before moving into the unit. We are unable to accommodate partial move-in payments or deferred balances.
No. Water and electricity are billed separately from the monthly rental fee. Each unit has its own sub-meter, so your bill will be based on your actual consumption.This allows tenants to pay according to their individual usage.
The Pad Place is located near a covered court, where outdoor parking may be available. However, please be advised that parking outside the covered court is at your own risk and subject to availability.The management is not responsible for any loss, damage, or valuables left inside vehicles parked outside the premises. Please also note that the parking space included with your rental unit is strictly for motorcycles only.
Yes! We have a gated parking area exclusively for motorcycles. The parking space is provided for the convenience of our tenants.
Each unit is ideal for two (2) persons, providing a comfortable living space for tenants.

Please ensure that your appliances are suitable for the unit and do not cause electrical or safety concerns.
The unit includes bunk bed frames but does not include mattresses. Tenants are responsible for bringing their own mattresses, pillows, blankets, and other personal bedding essentials.
Our units do not come with an air conditioner. However, you're welcome to bring your own electric fan to keep your room comfortable.
We appreciate your interest in making your room more comfortable. However, air conditioner installation is not allowed in our units. We kindly ask all tenants to follow this policy.
At the moment, we do not yet offer a shared Wi-Fi service or a monthly internet subscription for tenants. We are working toward making this service available in the future.For now, we encourage our tenants to bring their own modem or pocket Wi-Fi for a more convenient internet connection.

There are currently no rela or multicabs stationed directly outside The Pad Place. However, habal-habal rides are available as an alternative mode of transportation.You may also walk to Polymedic or Malaybalay Market, which are approximately a 3-minute walk away via the shortcut road.
